Ten Select is an 18-unit, boutique apartment community located in Arlington, Virginia’s highly desired Clarendon neighborhood. Operating with a limited marketing budget due to the nature of the smaller community, we creatively capitalized on the property’s high-profile location, touting the advantages of a walkable community in proximity to Clarendon’s shops, restaurants, and lifestyle hot spots. Our effective, yet low-cost marketing and leasing efforts included successful local media outreach campaigns, targeted guerrilla and promotional marketing, large-scale outdoor building signage designed to leverage a highly-trafficked area of Clarendon, and elegant open house events that inspired and converted. Styled in-house by CRC Design Build LLC, the Ten Select’s model unit was designed to be intentionally aspirational, curated with the target demographic in mind—urban professionals and empty nesters with a refined, eclectic taste. During lease-up, Ten Select attained 20% higher rents and has since continued to set new market standards for Clarendon.
